Landlords must provide the government’s “How to Rent” guide to inform tenants of rights/responsibilities and must do so at the start of any new/renewed tenancy (England) or risk invalidating an eviction notice. The latest version should be given, typically as a PDF or printed copy, before the tenancy begins. 

Why provide the guide?

  • Legal requirement (Deregulation Act 2015) in England.
  • Mandatory before serving a valid Section 21 eviction notice.
  • Educates tenants on their rights and responsibilities. 

When to provide the guide

  • At the start of any new tenancy.
  • At the renewal or extension of a tenancy.
  • Tenancies becoming statutory periodic (if a new edition has been released).
  • Must be the most up-to-date version available from GOV.UK. 

How to provide the guide

  • Print and hand over, or email a digital PDF copy.
  • Keep proof (e.g., email receipt or signed acknowledgement) that it was delivered.
